A method and system for valuing real estate property values comprises correlating sales price of benchmark properties of a predetermined size and determining the property value based on the correlation. In one aspect the benchmark properties are determined based on a preselected geographic area, which may include a postal or zip code which includes properties having sizes within a particular range of the predetermined size.

Abstract:

A residential index valuation server is operative to determine transaction price indices for corresponding transaction price bands of residential transactions. The residential index valuation server may include a residential transaction database operative to store a plurality of residential transactions, a residential index database operative to store a plurality of transaction price indices, and a data sufficiency rules engine comprising a plurality of data sufficiency rules for evaluating the data sufficiency of residential transaction information. The residential index valuation server may aggregate a selected plurality of the residential transactions into a plurality of transaction price bands according to a plurality of residential comparable characteristics. The residential index valuation server may then determine a transaction price index for one or more of the transaction price bands. When requested by a client device, the residential index valuation server may report one or more of the transaction price indices.

Abstract:

One aspect of the present invention provides an adhesive applicator in which the body of solid adhesive has an improved configuration. The applicator comprises a housing having a longitudinally extending internal chamber; a body of solid adhesive within the internal chamber of the housing; and an adhesive pusher for pushing the body of the solid adhesive forwardly within the internal chamber through an opening in a forward end of the housing. The body of solid adhesive has a longitudinal configuration between its ends defined by two essentially flat surfaces each meeting at an apex and a curved surface extending between the flat surfaces opposite the apex.
