I've been a Realtor for 6 years and I love it. Helping people is what I do best. Here's what I can do for my buyer and seller clients: Sellers: I take pride in marketing a home by: 1.) Taking tons of greatquality photos which helps the buyerWANT to come see your home.Have you ever searched homes online and saw a realtor post 1 outside picture? That right there is just plain lazy. When I see this, I skip right over it and go to another home which is what majority of buyers would do also. They don't want to waist their time going to a house that might not work for them. Make your agent work for you! 2.) Providing honestfeedback on your home.With so many options of homes to choose from on the market, I want yours to stand out above all the others. To do this, my clients need to be open to hearing what needs to be done. Do you want a realtorwho tells you what you want to hear? OR,do you want someone who will tell you what NEEDS to be done to get it SOLD? If you have clutter, outdated furniture which distracts a buyer from the house, shag green carpeting, etc., I will tell you! 3.) Posting your home online to 30+ websites. We know that 80% of buyers are now shopping online, so it's very important to get this exposure. 4.) Creating a virtual tour which showcases your home to the 30+ websites that I market to. Buyers: My buyer clients are treated just like one of my family. Many of my past clients are now long-time friends. Here's why I feel I gain my clients respect: 1.) Great listener. Have you ever watched those shows on HGTV buyers are going into a house and everything they told the agent, doesn't match their criteria? That is NOT me. I will find you the house you told me you wanted. And, if I can't get you everything in your price range, then I will get very close. One of my past clients found a century home they liked, but they weren't fond of the location. I found them the exact same house in another neighborhood where they felt was a better fit for them but weren't considering that area at the beginning of their search. 2.) Visionery.I can walk into a house and see exactly what needs to be done to make the house a home for my clients.Not all buyers can seepast the sellers personal style orclutter. So, it's my job to walkbuyers through what could be their home. Examples would be: placement of furniture, removal of wallpaper, new flooring, etc. 3.) Educator. Buyers needs to be educated on the market and that's my job. They need to know that they are getting the home at a fair asking price and it's my job to do that by running reports of what's sold in the neighborhood. We call that comps in the Realtor world. 4.) Finance Consultant. Although it's not my job to prequalify you, it IS my job to make sure you work with a lender who can walk you through the process of getting preapproved and then prequalified. As most of you know, mortgage brokers are very strict in their practices now, so it is VERY important to find out the facts of what you can afford. In cases of first-time homebuyers, I've had to ask them to step back and even if the bank is willing to offer them a loan for $200,000, what are they comfortable paying on a monthly basis? And, with that information, we work backwards on taking in taxes, insurance, PMI so that we can get close to that monthly number and ultimately gives us their top bid.
